Every agent has written the same sentence a hundred times: “This stunning home features an open concept layout.” Buyers skim past it, and so do the AI assistants that increasingly summarise listings for them. AI can write the draft in seconds, but only if you give it the raw material a machine cannot invent.
Start with facts the model cannot guess
The difference between a generic description and a good one is specificity, and specificity has to come from you. Before prompting, jot down five things: the year the kitchen was renovated, what you actually see from the main window, the walking time to the nearest school or coffee shop, one flaw worth naming, and the buyer you picture living there. A model handed those five facts writes something worth reading. A model handed “3 bed 2 bath, nice house” writes filler.
A prompt that works
Ask for constraints, not vibes. Something like: “Write a 120 word listing description for a 1994 ranch in Oak Park. Kitchen renovated 2023, quartz counters. South-facing living room gets sun until 4pm. Six minute walk to Longfellow Elementary. Small back yard, no garage. Buyer is likely a young family upgrading from a condo. Plain language, no superlatives, no exclamation marks.”
Note what that prompt forbids. Superlatives and exclamation marks are the two tells that make AI-written copy obvious, and banning them up front saves an editing round.
The edit pass that matters
Read the draft out loud. Anything you would not say to a buyer standing in the driveway gets cut. Then check three things: every fact is true, the flaw you named is still there, and the first sentence would make sense as a standalone answer if someone asked an assistant “what is this house like?” That last check matters more each year, because buyers increasingly meet your listing as a sentence inside an AI answer rather than as a page on a portal.
What not to automate
Do not let AI invent neighbourhood claims, school ratings, or square footage. Those are the details that create liability, and models state them with complete confidence whether or not they are true. Write the facts yourself, let the model handle the sentences around them.
