The percentages that matter
New agents tend to hear “80/20 split” and mentally pocket 80 percent of the gross commission. The chain is longer: the gross is shared between listing and buyer sides first, a franchise fee often comes off the top of your side, and only then does the broker split apply. On a typical deal the agent’s true share of the sale price lands somewhere near one percent, which is worth knowing before you promise a client a discount.
Common questions
What is a cap? Many brokerages stop taking their split after you have paid them a fixed amount in a year. After capping, your split effectively becomes 100 minus fees. If you are near your cap, this calculator understates your take-home.
