How to read the numbers

The two lines sellers fixate on are commission and net. The lines that actually surprise them at closing are transfer taxes and payoff interest, because nobody put them on paper early. Bringing a completed net sheet to the listing appointment, printed or on your tablet, is one of the cheapest trust builders in the business: it shows the seller you did arithmetic about their money before asking for their signature.

What agents usually get asked

Is the mortgage payoff the same as the balance? No. The payoff includes interest through the closing date and any small fees, so it usually runs a little higher than the number in the seller’s banking app. Advise sellers to request the exact payoff from their lender.

Who pays transfer tax? It varies by state and sometimes by county, and in some markets it is negotiated. Put it in the sheet either way so nobody meets it for the first time at the closing table.

Should concessions go in? Yes. If the buyer negotiated a credit for repairs, it comes straight out of the seller’s proceeds, so it belongs on the sheet the moment it is agreed.
